Despite constraints in the month of May, the formalities for insurance and proving US civil status, and the time difference, Carte Financement was able to finalise the client’s operation on time. Acquisition of a pied-à-terre in the 13th arrondissement of Paris for €950,000, with a loan of €475,000 over 20 years at a rate of 1.5%.
Financing a rental investment in Nice for a self-employed UK resident
For a 46-year-old British lawyer, we financed the purchase of a beautiful 3-bedroom apartment overlooking the Promenade des Anglais, with a loan of €580,000 (100% of the selling price with agency fees) at a fixed rate of 1.45% over 20 years and insurance delegated at 0.21%. The client also benefited from an exemption from early repayment fees. In exchange, the borrower made an investment of €150,000 pledged over a period of five years.
Financing of an asset won at auction for a non-resident client in the United Kingdom
The challenge was to put the financing in place in a shorter time than normal (less than two months). The loan offer was signed within a month, the client was able to sign on the scheduled day and made an excellent deal. The loan was secured at a rate of 1.40% over 20 years, with a pledge of 10% of the borrowed amount (€115,000, i.e. the entire award for the property won).
Financing of a rental home for a Franco-American couple residing in Kenya
Last month, we financed a couple who decided to purchase a rental/secondary residence in the Vendée region. Financing was obtained for 80% of the acquisition price (€190K) at a rate of 2% over 20 years. Difficulties of the case: US person with a sensitive country of residence vis-à-vis the compliance departments of banks.
Buyback for a Hong Kong resident
For this French banker residing in Hong Kong, we financed a buyback equivalent to 50% of the value of a villa in Castellet (Var) to support the judgement of his divorce. We financed €400,000 at a fixed rate of 1.65% over 20 years. In return, the client agreed to place 15% of the financing in a non-blocked savings account.
Financing a rental investment in Saint-Ouen for a couple residing in London
We assisted this 38-year-old couple residing in London, one of whom is employed as a business banker and the other as an entrepreneur in children’s prêt-à-porter clothing, in the acquisition of an off-plan 3-room apartment in Saint-Ouen-sur-Seine (93), by financing €400,000, or 100% of the price of the apartment, at a fixed rate of 1.70% over 20 years. They benefited from insurance delegated at 0.08% on average. In return, the clients agreed to make a pledged investment equal to 25% of the financing.
Acquisition of a revenue house in Marseille through a SCI with work, for a total of €1.4 million
For our French clients residing in Singapore, we financed 90% of the total cost of this operation with an investment of €200K pledged at a rate of 1.45% over 20 years, with external delegation of insurance. All this was done remotely.
Financing a rental investment in Beausoleil for a US couple
For this couple of emergency doctors in Florida, we took part in the purchase of an off-plan 2-room apartment overlooking Monaco. We financed €375,200, or 80% of the price of the apartment, at a fixed rate of 2.15% over 20 years. For these 53-year old clients, we secured delegated insurance at 0.18%.
Financing a rental investment in Pradet (83) for a US resident
For this IT Engineer and resident of New York, we took part in the acquisition of a 3-room apartment in an off-plan sale. We financed €212,000, or 80% of the price of the apartment, at a fixed rate of 1.55% over 10 years. We provided our 29-year old client with insurance delegated at 0.06%.
Financing of a main residence for a Finnish UK non-resident
In view of Brexit, we supported a Finnish UK non-resident client in financing her future main residence in Paris, with her employer having decided to open an office in Paris in the next few months and transfer a portion of the London workforce there. We secured for her financing over 20 years at a rate of 1.40%, fixed over the entire duration. The purchase price was over €1.5m.
Financing of two rental projects with works in Cannes for a resident in London
We financed 100% of the purchase price of two apartments in Cannes and related renovation work for an executive working in finance in London and wishing to invest in buy-to-let property. The financing for the two apartments totalled €383,000, was offered at a fixed rate of 1.40% over 20 years, with a repayment grace period of 24 months maximum. The client only met the ancillary costs, and made an investment pledge equivalent to 12% of the loan amount.
